The Old Engine House
Twenty-five sustainable commercial units, powered by on-site solar and fed by the site's own filtered spring. Now under development by Goonamarris Ltd.
The development
A working site rebuilt for modern Cornish business
Goonamarris Ltd is redeveloping The Old Engine House and its surrounding land into a cohesive estate of small commercial units, designed for trades, light industry, makers and storage occupiers who are underserved in the region.
Phases one and two deliver 25,412 sq ft across three blocks, with parking, secure circulation and landscaped boundaries. Every roof carries solar photovoltaics, and the estate's spring supplies filtered water to each unit — cutting occupier running costs and strengthening the asset's long-term income profile.
The completed, tenanted estate is intended for sale as a single investment lot.
Solar on every roof
Photovoltaic arrays across all unit roofs supply occupiers with electricity at 25p per unit — well below standard commercial tariffs.
Filtered spring water
The site's own spring is filtered and supplied to every unit, reducing running costs and mains dependency.
Built to last
Steel-framed, insulated units with generous roller-shutter access, three-phase power and secure yard space.
Mid-Cornwall location
Close to the A30 corridor in the heart of Mid-Cornwall, serving occupiers across the whole county.
